What is the best door frame recaulking company in Grand Cayman?

The best company in Grand Cayman for re-caulking a cracked door frame is CALL GEORGE. We have a team of professionals who understand how to correctly apply caulking along cracked material. This allows us to seal cracks along your door frames. It's important that the correct equipment, such as a caulking gun, is used during the recaulking process, otherwise the door frame will not look good after the caulk has been applied.

How to recaulk a door frame

At a real client's property in Grand Cayman, we recaulked several door frames where the seal had cracked along the top corners, down the sides and across the floor section at the base of the doors. These are the real job photos and the steps we took, from the cracks we found to the finished bead.

  1. 1. Check the top corner where the casing meets the wall

We started at the top of the frame, where the casing meets the jamb and the wall and where the mitre joint is. That is the seam a building opens up first, and here the caulk had cracked right along the joint, leaving a dark gap the full length of it. Running a hand along the seam shows how far the separation goes - a crack you can see is a crack water and dust can get into, so it tells you how much of the frame needs resealing rather than one short section.

Before we started: the caulk along the top corner of the frame had cracked open along the whole joint.
  2. 2. Check the base of the door and the floor section

We then worked down to the base of the doors, where the casing, the threshold and the floor all meet. This joint takes more wear than any other part of the frame, and here it had dirt and debris packed into the corners while the old sealant along the bottom had gone brown and was peeling away. Both were open enough for water to run in under the floor, so both were included in the job rather than just the obvious one.

The old sealant along the bottom of the door had discoloured and was coming away from the joint.
  3. 3. Apply the caulk along the frame with a caulking gun

With the joints brushed out and dry, we ran the caulk along the seam with a caulking gun rather than squeezing it on by hand. The gun is what makes the difference in the finish: it keeps a steady, even bead the full length of the frame so the caulk sits in the joint instead of smearing across the face of the trim. We worked down the side of the door and around to the corner in one continuous pass wherever we could, and chose a white caulk so it blends into the painted frame.

  4. 4. Check the finished bead along the base and the casing

At the base of the door we tooled the bead smooth so the caulk fills the joint between the casing, the lower block and the floor, then checked the line for gaps, pinholes and spots where it had bridged without sticking. The finished seam reads as one continuous line from the vertical casing down into the floor, so water runs off the face of the trim instead of working underneath it and into the flooring.

Frequently asked questions

How much does door frame recaulking cost?

Our standard rate is $125 KYD per hour. Larger jobs are quoted per project. The total depends on how many doors need doing, how much of each frame has to be resealed - just the base where the casing meets the floor, the sides, or the top corner where the casing meets the wall - and whether the old caulk has to be scraped out of every joint first. Send us a photo of the door frames and the cracked areas for a quote specific to your home.

How long does door frame recaulking take?

Several doors in the same home are normally finished in one visit. It takes longer where old caulk has to be scraped out of every joint, where the frames have to dry out fully before new caulk will stick, or where the doors are in different parts of the property. The bead then needs time to cure before the doors are used normally again, so we can advise on timing after seeing your setup; we do not promise a fixed turnaround before inspection.

What materials do you use for the work?

We use a white decorator's caulk chosen to match the colour of the painted trim, so the finished line blends into the frame rather than standing out as a strip of filler. A flexible caulk is the right product here because doors and frames move as the building settles and as the doors are opened and closed, and a rigid filler would crack again. Where a joint is deep we control its depth so the bead fills it instead of bridging over an empty gap. We bring the caulk, masking and application tools we need; you only need to give us access to the doors.

What does door frame recaulking involve?

We start by checking every joint around the frame - the base where the casing meets the floor, the sides, and the top corner where the casing meets the wall - to see where the seal has split. Old, loose or discoloured caulk is scraped out and the surfaces are cleaned and dried, because new caulk laid over a dirty or damp joint will not stick. Then we run a continuous bead of white caulk through the gaps with a caulking gun and tool it smooth so it fills the joint rather than sitting on top of it. Before we leave we check the finished line for gaps and pinholes, since those are where the cracking starts again.

Can I recaulk a door frame myself?

If the joint is clean, dry and cracked in only one short section, a DIY tube of decorator's caulk can hold for a while. The usual reason a DIY recaulk fails early is preparation: the old caulk is left in place, or the joint still has dust and debris packed into it, so the new bead sits on top without sticking and peels away within months. Getting the old sealant fully out and the joint clean and dry is what makes the difference. And if a frame is loose, or water has already got behind the wall, fresh caulk on the surface will not fix the cause - that has to be found first.
